R-400 maintenance plans for every building you manage.
Halifax's rental registry by-law says every registered rental needs a current maintenance plan, one per building, ready when the Municipality asks for it. We build them from photos, update them every year, and tell you when each one is due. Your owners stay covered and your team doesn't fill out forms.

What By-law R-400 asks of your owners
Straight from HRM's rental registry page and its maintenance plan guide.
"An owner of a rental must have, and keep current, a maintenance plan for the rental."
An owner with several rental buildings needs a separate plan for each one.
Roofs, windows, guards, kitchens, bathrooms, alarms, heating, hot water and the rest, plus what's due for repair or replacement within five years, with a target date.
It isn't filed at registration, but it has to be made available on request, and inspectors can ask for it during an inspection.
HRM publishes a free fill-in template. If your team has the hours to walk every building and keep every plan up to date, use it. We're for managers who'd rather hand it off. Fair questions
We already do inspections. Why pay for this?
Your inspections tell you what's wrong today. The plan is the paperwork R-400 asks for: every regulated element, when it was last serviced, and what's coming due over five years, kept current. If your staff already photograph each building, send those and we'll turn them into the plan.
Is this a building inspection?
No. Plans are built from photos and what you tell us. Anything that needs a qualified trade, like a boiler service or a fire alarm test, the plan lists with its due date; it doesn't replace that service. If a building needs someone on site, a site visit is $299 in HRM.
What do you need from us?
Photos from a list we send (exterior, roof from the ground, each unit's kitchen and bathroom, alarms, heating and hot water, shared areas), plus anything you know about past work: roof age, last furnace or boiler service, recent replacements. Gaps are marked in the plan so you know what to find out.
Can owners see the plans?
Yes. Each plan is a PDF you can forward. The five-year budget is a straightforward way to show an owner what's coming and why.
What about buildings with more than 6 units?
They're quoted per building. Tell us how many in the form and we'll price them with your free plan.
